What is a Property Snapshot report?
A Property Snapshot report is an instant due-diligence document for any UK residential address. It pulls together flood risk, EPC energy rating, crime statistics, planning applications, broadband speeds, sold price history and more from official UK government sources, and combines them into a single Snapshot Score. Reports are available in three tiers from £19.
How long does a property report take?
Most reports are ready within 8–10 minutes of payment. You'll receive an email with a link to your interactive web report and a downloadable PDF.
What does the Snapshot Score mean?
The Snapshot Score is a 0–100 composite rating that weighs six key factors: flood risk, energy efficiency (EPC), local crime levels, broadband quality, nearby school ratings and area deprivation. A higher score means the property performs well across all factors. Each sub-score is shown individually so you can see exactly where a property excels or falls short.
Is this the same as a survey?

What data sources does Property Snapshot use?
We use official UK government and public datasets including the Environment Agency (flood risk), EPC Register, Police.uk (crime), HM Land Registry (sold prices and title data), Ofcom (broadband), Ofsted (schools), and the Bank of England (mortgage rates). All data is fetched in real time for your report.
Can I check any UK address?
Yes. Property Snapshot covers residential addresses across England and Wales. Coverage of some data sources (such as EPC and Land Registry) may be limited for very new builds or properties with no transaction history.
What's the difference between Basic, Premium and Enhanced?
Basic (£19) covers the essentials: flood risk, EPC, crime, council tax band and a Snapshot Score. Premium (£39) adds planning history, sold prices, schools, broadband and more. Enhanced (£59) is the complete picture — everything in Premium plus comparable sales, area price trends, demographics, air quality, radon, solar potential and a full area profile.
Do I need to create an account?
No account is needed to buy a report. Enter your email at checkout and you'll receive a link to your report. If you create a free account (or sign in with the same email), all your past reports are saved under My Reports.
Is my payment secure?
Yes. All payments are processed by Stripe. Property Snapshot never stores your card details.
