1. Who is responsible for your data
Property Snapshot is the data controller for personal data collected through this website and service. Contact: support@propertysnapshot.co.uk
2. RADAR Chrome Extension
RADAR is a free Chrome extension that displays property risk information alongside listings on Rightmove, Zoopla and OnTheMarket. The extension operates independently of this website and handles data differently:
- Website content — the extension reads listing pages to extract the property postcode, address, asking price and listing ID. This is used only to run on-page checks and is never transmitted to Property Snapshot.
- Workplace postcode — if you voluntarily enter a workplace postcode in the extension Settings, it is stored locally in your browser to calculate commute distances. It is never sent to our servers.
- Viewed listings — a local list of recently viewed and starred properties is kept in your browser using
chrome.storage.local. This data never leaves your device.
To display risk data, the extension contacts the following public open-data APIs directly from your browser. Your IP address is visible to these services as part of a normal web request; Property Snapshot has no access to these requests:
- api.postcodes.io — postcode lookup
- data.police.uk — crime statistics
- environment.data.gov.uk — flood risk data
- landregistry.data.gov.uk — sold price history
- overpass-api.de (OpenStreetMap) — nearby schools
All extension data is stored locally on your device. You can clear it at any time from the extension popup, or by uninstalling the extension.
3. What data we collect (website & reports)

We do not collect or store payment card details — these are handled entirely by Stripe, our payment processor.
4. How we use your data
- To generate and deliver your property report
- To send transactional emails related to your order (report delivery, support)
- To respond to customer support enquiries
- To detect and prevent fraud
- To comply with legal obligations
We do not sell your personal data to third parties. We do not use your data for automated profiling that produces legal or significant effects.
5. Who we share data with
- Stripe — payment processing (their privacy policy applies to payment data)
- Resend — transactional email delivery
- Anthropic — AI report generation (address and public data is sent; no personal contact details)
- Replit — infrastructure hosting
All processors are contractually required to protect your data in accordance with UK GDPR.
6. Data retention
We retain your report and associated personal data for 24 months from the date of purchase, after which it is permanently deleted. You may request earlier deletion (see Your Rights below).

8. Your rights under UK GDPR
You have the right to:
- Access — request a copy of the personal data we hold about you
- Rectification — ask us to correct inaccurate data
- Erasure — ask us to delete your data (subject to legal retention requirements)
- Restriction — ask us to restrict processing in certain circumstances
- Portability — receive your data in a machine-readable format
- Object — object to processing based on legitimate interest

9. Complaints
If you are unhappy with how we handle your data, you have the right to lodge a complaint with the Information Commissioner's Office (ICO) at ico.org.uk or call 0303 123 1113.

We may update this policy from time to time. Material changes will be noted at the top of this page with the updated date.
