Terms of service | Property Snapshot

1. Who we are

Property Snapshot ("we", "us", "our") is an automated property due diligence service that aggregates publicly available UK data to produce property reports. By purchasing a report or using our website you agree to these Terms of Service.

2. The service

Property Snapshot generates automated reports by querying public data sources including but not limited to: the Environment Agency, Police.uk, Land Registry, the Office for National Statistics, the Valuation Office Agency, the Department for Energy Security and Net Zero (EPC register), and the Department for Education.

Reports are produced electronically and delivered by email and via a unique web link. No physical documents are issued. Delivery is typically within 10 minutes of payment but may take up to 60 minutes depending on data source availability.

3. Important limitations — please read carefully

Property Snapshot reports are for informational purposes only.

Reports do not constitute a survey, structural assessment, or formal conveyancing search.
Reports do not constitute legal, financial, mortgage, or investment advice.
Reports do not replace the services of a qualified RICS surveyor, conveyancer, or solicitor.
Data is sourced from third-party public datasets and may be incomplete, delayed, or inaccurate.
You must not rely solely on a Property Snapshot report when making a property purchase decision.

4. Pricing and payment

All prices are displayed in pounds sterling (GBP) and are inclusive of any applicable VAT. Payment is processed securely via Stripe. We do not store your card details.

Current pricing: Basic £19 · Premium £39 · Enhanced £59. Prices may change at any time but will not affect orders already placed.

5. Refund policy

Under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013, you have a right to cancel within 14 days of purchase. However, by requesting immediate delivery of the digital report, you acknowledge that delivery has begun and that your right to cancel is waived once the report has been generated and delivered.

If we fail to deliver a report due to a technical error on our side, you are entitled to a full refund. To request a refund, contact us at support@propertysnapshot.co.uk with your order details.

6. Intellectual property & copyright

The Property Snapshot name, logo, brand identity, website design, software, algorithms, Snapshot Score methodology, report format, and all written content are the exclusive intellectual property of Property Snapshot and are protected by UK and international copyright law. Unauthorised reproduction, adaptation, or commercial use is prohibited.

Each report generated by the service is licensed to the purchasing customer for personal, non-commercial use only. You may share your report with your solicitor, mortgage broker, or co-purchaser. You may not resell, redistribute, publish, or otherwise commercially exploit the report or any part of its contents without our prior written consent.

The underlying public data sourced from government agencies (Environment Agency, Land Registry, Police.uk, etc.) remains subject to those agencies' open-data licences. Property Snapshot's compilation, synthesis, scoring, and presentation of that data is separately protected by copyright.

7. Limitation of liability

To the maximum extent permitted by law, Property Snapshot's total liability for any claim arising from the use of a report is limited to the amount paid for that report. We are not liable for any indirect, consequential, or speculative losses including loss of property value, investment losses, or costs arising from conveyancing.

8. Data and privacy

We process your personal data in accordance with our Privacy Policy. By using the service you consent to that processing.

9. Governing law

These Terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.

10. Changes to these Terms

We may update these Terms from time to time. Material changes will be notified on this page. Your continued use of the service after changes constitutes acceptance of the new Terms.
